HOME EVALUATION
Before I bring your home to market, the first step is a thorough evaluation of its current condition. This includes identifying any cosmetic or functional aspects that may benefit from refinement, as well as exploring strategic upgrades that could enhance the overall value and appeal of your property. In the luxury market, presentation is everything — even subtle enhancements can make a significant impact. Should any issues require disclosure, we will address them with transparency and discretion. Together, we’ll review the findings and determine the most effective steps to ensure your home is showcased at its absolute best — polished, elevated, and ready to impress discerning buyers.

02
LISTED PRICE
Establishing a competitive list price for your home involves careful consideration of several key factors, including location, condition, age, current supply and demand, and overall local market trends. A Comparative Market Analysis (CMA) of recently sold, comparable properties in your area can provide valuable insights, helping to align your pricing strategy with market realities. Additionally, you may choose to obtain a professional appraisal for an added layer of confidence. Understanding what today’s market is willing to pay is essential to achieving a successful sale, and these combined factors will serve as the foundation for determining the most effective list price for your home.

03
PREPARATION IS THE KEY
Properly preparing your home for the market can significantly influence a buyer’s perception—and ultimately, the price they’re willing to pay. Depending on the home’s current condition, there are three primary areas to consider: general maintenance and repairs, targeted renovations or upgrades, and professional staging. Preparing your home may involve a range of tasks, from decluttering and addressing deferred maintenance to refreshing paint colors and enhancing curb appeal. In many cases, professional staging can further elevate the home’s presentation. The goal of this process is to showcase your property at its absolute best, maximizing buyer interest and positioning it to receive the strongest possible offers.

04
HOME SHOWINGS
Once your home is listed on the market, private showings will begin, and hosting an open house may also be a strategic option to increase exposure. In most cases, sellers are not present during showings to allow prospective buyers to tour the property comfortably and envision themselves in the space. You will receive advance notice of all scheduled appointments, and showings can be arranged within designated time frames to minimize disruption to your daily routine. This approach helps create a welcoming and relaxed atmosphere that encourages strong buyer interest.

05
OFFERS
Once your home is on the market, you may receive one or more offers from prospective buyers. Each offer presents you with the option to accept, reject, or submit a counteroffer. If a counteroffer is made, it initiates a negotiation process until all parties reach mutually agreeable terms—or until you choose to decline the latest offer. These negotiations can involve various components, including purchase price, contingencies, concessions, and financing terms. Once all terms are finalized and agreed upon, the transaction moves forward and your home will be officially under contract.

06
HOME APPRAISAL & INSPECTION
Following a signed agreement, the buyer will typically arrange for a professional home inspection and appraisal to assess the property’s condition and market value. Based on the findings, additional negotiations may occur to address any concerns raised. Depending on the strategy, you may choose to make certain repairs or adjustments as part of a broader negotiation approach, helping to maintain momentum toward a successful closing while optimizing overall terms.

07
CLOSING!
Closing day marks the final step in the sale of your home. The buyer’s lender will issue final approval to proceed, and you’ll sign the necessary documents to complete the transaction. This process typically takes one to two hours. Once all paperwork is fully executed by both parties, the title company will transfer the net proceeds of the sale directly to your bank account. At that point, the sale is complete and your home is officially sold.
