This not only clarifies how much you can borrow but also strengthens your position as a buyer. In competitive markets, having a pre-approval letter in hand can make your offer stand out—especially when a seller is considering multiple offers.

Whether you’re buying your first home, your dream home, or your next investment property, the process is always personal and emotional. As your REALTOR®, I’ll also actively search for homes that match your criteria. When you find one you love, we’ll arrange a private showing so you can tour the property in person.

THE OFFER
When you’re ready to move forward with a purchase, we’ll guide you in crafting the most competitive offer possible. We’ll handle all the necessary paperwork and walk you through each step of the process. There are several key elements to consider—such as purchase price, closing date, contingencies, and any special terms unique to your situation.
Once your offer is submitted, the seller may accept it, reject it, or present a counteroffer. If a counteroffer is made, we’ll enter a negotiation phase and work on your behalf until both parties reach an agreement—or the offer is null.

THE CONTRACT
Once your offer is accepted, you’ll be officially under contract. While the sale isn’t final until closing, the home is now off the market and cannot be sold to another buyer during this time. If you’re financing the purchase, this is when you’ll make your earnest money deposit and move forward with securing your mortgage. Since lenders offer a variety of loan programs, it’s important to work with someone you trust to help you choose the option that best fits your financial needs.

HOME INSPECTION
A thorough home inspection is a crucial step in the buying process. A licensed home inspector will carefully assess the property’s overall condition, including its structure, systems, and any potential issues such as pests or mold. Their detailed report will highlight any concerns that may need attention. Depending on the terms of your purchase agreement, we may enter further negotiations to address any problems uncovered during the inspection. Lucky for you, I’m also a certified pro inspector that will be helping you understand the terms of what is written in the home inspection report.

HOME APPRAISAL
Your lender will order a professional appraisal to determine the home’s fair market value. This is conducted by an independent, third-party appraiser to ensure an unbiased assessment. The appraisal confirms the property’s value for both you and the lender. If the appraised value comes in lower than the agreed-upon purchase price, you may have the opportunity to renegotiate the terms or, in some cases, withdraw from the contract altogether.

THE FINAL WALKTHROUGH
Before closing, we’ll complete a final walkthrough of the home to verify that all agreed-upon repairs have been made and that the property is in the same—or better—condition than when your offer was accepted. This is your last chance to identify any concerns before finalizing the purchase. Depending on the terms of your contract, you may be asked to sign a formal addendum confirming that the walkthrough is complete and the home’s condition meets your expectations.

CLOSING
You’re almost a homeowner! Your lender will issue a final Closing Disclosure outlining your loan terms, monthly payments, closing costs, and taxes. Once you’re officially “clear to close,” you’ll sign all necessary documents to finalize your home purchase and loan. After all parties have signed and the loan is funded, you’ll receive the keys—and your new home will officially be yours! Time to celebrate!
